What is the true home staging cost?
The true Home Staging cost is the number ONE concern of most home sellers and, understandably so. As you are preparing to put your property on the market, you probably already have plans for the ‘After the sale’ life and you don’t really want to keep investing into the house you will be leaving shortly.
But, if you are reading this, you have probably heard from your realtor or some friends about the importance of Home Staging. Maybe you love to watch HGTV reality shows, such as ‘Masters of Flip’ or ‘Flip or Flop’. Did you notice that the renovated houses are ALWAYS staged? There used to be a specific home staging show, ‘Designed to Sell’, which, by the way, changed my life and launched my home staging career. That show gave home sellers $2000 USD and a team of experts to turn a hard-to-sell property into a showpiece.
The problem with the TV shows is that, in most cases, the home staging cost announced on the screen is NOT the reality. It often doesn’t take into account the time and the materials invested by the TV ‘expert team’.
This begs the question everyone asks: What IS the true home staging cost to a home seller?
I wish I could give you a quick and clear answer, but I can’t 🙂 As each property is unique, so are the requirements to get it market ready.
There is a rule-of-thumb floating around on Internet that you should allocate 1% of the property’s market value to your home staging. It certainly doesn’t apply to a vacant property, if you decide to rent furniture. As for a lived-in home, several factors will affect the true cost of home staging, such as the general condition of the house, what type and amount of preparation work is required, etc. I would say that the average amount to budget for your home staging project will be in the 0.5% – 1.5% of the market value bracket.
