Do you live in a perfect house? I doubt it, as almost no one does….
So how to make your house ‘perfect’ for sale?
I was recently asked by a broker I work with to do a consultation for a new listing she was taking.
That particular home was quite middle range – not bad looking but not spectacular either.
Curb appeal: The outside was well taken care of and well presented. Check!
As soon as I walked in, I could see that the house looked great. The owner told me that they worked very hard for the previous week to de clutter, clean and organize the house. The family of four, including teenagers, still lived in the house, so the owner minimized the stuff in each room, took the personal items away and ensured that the bedding looked clean and crisp.
In spite of the fact that this house didn’t have the most recent renovations, the care that the owners took in decorating it and making sure it looked spacious and welcoming, compensated for the rest.
One important thing to remember: you need to focus on main rooms first, namely the rooms people see first – living room, dining room, kitchen….Creating the WOW factor is what you are striving for!
We reviewed every room: as few things as possible, lots of light, everything clean, no personal stuff, new bedding and some nice decorative touches – Check! I had (almost) nothing to correct and that doesn’t happen very often 🙂
Within 2 days, the client accepted an offer and the house was sold at 96% of the asking price. I think
So, you don’t need a perfect house to make a perfect sale! But you do need to put some effort into making sure your house looks as perfect as possible before you put in on the market!
